Buying Tips

When you are searching for your dream home, remember the number one factor is location. Make sure that the property is in a consistent neighborhood of homes that are architecturally sound and well maintained.

Here is some basic information about the various types of properties you may be considering. Together we will help you locate the perfect home

Residential Single Family Homes
The residential single family home is, by far, the most popular type of home purchase. The most important distinguishing factor that determine a single family dwelling is that it sits on its own piece of land and it is not attached to anyone else's residence. With a single family home, your home is your castle. You can keep any type of pet you like and you can paint your house any color you wish. There are some single family homes, however, that are subject to neighborhood or subdivision regulations, so inquire if the home is part of a home owners association.

Condos and Co-ops
If your idea of the American dream doesn't include mowing the lawn, think about buying a condo. It is a good option for both first-time home buyers and retirees who are ready to downsize. Condos are typically smaller and less expensive than a single family homes, and can include attractive amenities such as pools and clubhouse facilities. Inquire about the monthly association fees and make sure that you can live with the condo rules and regulations. Find out if the building has a good reputation. Ask current residents how often repairs and maintenance are required, and how good the soundproofing is between units.

Maintenance Free Homes & Villas
A maintenance free community is a perfect option for a second home. You get the benefit of a property that feels like a single family home with the advantage of low maintenance. Typically, maintenance free communities are deed restricted so inquire about the rules and regulations for each community. You will pay a monthly association fee that covers landscaping, insurance and other maintenance costs. Be sure to inquire about previous and future assessments.

Waterfront Homes
They come in all shapes and sizes and the water can ranges from a pond, a lake, a freshwater canal or a fantastic ocean view. Choose your location based on your lifestyle and pocket book. A pond provides a lovely view with wildlife. A lake or freshwater canal is perfect for a small boat. A "gulf access" canal offers better boating with the opportunity to travel out to open water. Gulf or Bay frontage is top of the line, providing the best in boating or swimming and it is reflected in the high market price. Whatever the type, many people focus on waterfront property as a good investment because the demand always exceeds the supply.

Pre-Construction & Development
Pre-construction has an upside and a downside. The upside is that there is a great variety of development projects to choose from and the cost is often less expensive than purchasing a completed unit. The downside is that you must be cautious and do your homework. Only invest with a builder that has a proven track record, one you can trust to finish the work on time and on budget. Pre-construction contracts vary from only a small deposit to hold the sale price until completion; to advanced financing with payments from the lender at various stages of completion.

Estate & Luxury Homes
Some of the most important factors to consider when purchasing a luxury home is an upscale location, reflecting consistent pride of ownership, privacy and security. Typically luxury homes offer an oversized lot or acreage. Neighboring homes should be of equal quality and value and they should share in the visual style and characteristics. The quality of workmanship both inside and out should include the finest materials and custom craftsmanship.
